Section 1

What Low Tox Stays is.

Low Tox Stays is a discovery directory. We connect travellers looking for fragrance-free and low-toxicity accommodation with hosts who have committed to meeting our listing standards.

Low Tox Stays is not a booking agent, travel agent, or accommodation provider. We do not take bookings, process payments, or enter into any contract on behalf of hosts or travellers. All bookings are made directly between the traveller and the host through the host's own booking platform (such as Airbnb) or directly with the host.

Low Tox Stays is not a party to any agreement between a host and a traveller.

Section 2

No guarantee of safety or accuracy.

All listings on Low Tox Stays are based on host self-declaration. Hosts complete a detailed application and declare their compliance with our tier criteria at the time of listing. Low Tox Stays reviews each application personally before approval but does not inspect properties.

Low Tox Stays does not guarantee that any listing is:

• Completely fragrance free or chemical free
• Free from all triggers for any individual's specific sensitivities
• Accurate at the time of your booking — properties and host practices may change
• Safe for any particular person's health needs or medical conditions

Our platform offers better matching, not guaranteed safety. We strongly encourage all travellers to contact the host directly before booking to ask specific questions about products, materials, or anything else relevant to their individual sensitivities.

Low Tox Stays also lists properties that may be simultaneously listed on other platforms such as Airbnb. We have no control over what guests or other parties may bring into or leave in a property between stays.

Section 3

Limitation of liability.

To the maximum extent permitted by Australian law, Low Tox Stays (Rachel Zinman, ABN 47 380 248 326) excludes all liability for:

• Any loss, injury, illness, or damage arising from a stay at a listed property
• Any inaccuracy, incompleteness, or change in a listing after publication
• Any failure of a host to meet their declared tier criteria
• Any reaction, health event, or harm suffered by a traveller at a listed property
• Any loss arising from your use of or inability to use this website

Nothing in these terms excludes any rights you may have under the Australian Consumer Law that cannot lawfully be excluded.

Section 4

Host responsibilities.

By submitting a host application and listing a property on Low Tox Stays, you agree that:

• The information you provide in your application is accurate and complete to the best of your knowledge
• You will keep your listing information up to date and notify us of any material changes to your property or products
• You will not list products or practices that do not meet the tier you have applied for
• You accept that guest reviews will be moderated and published by Low Tox Stays and that you will not have editorial control over published reviews
• You accept that your listing may be suspended or reviewed if two or more guests report that the property does not match what was declared

Hosts are solely responsible for their own compliance with Airbnb's terms of service, short-term rental regulations in their state or territory, and any other legal obligations relating to their property.

Section 5

Traveller responsibilities.

By using Low Tox Stays to find accommodation, you acknowledge that:

• You are responsible for conducting your own due diligence before booking
• You should contact the host directly with any specific questions about your sensitivities before booking
• Low Tox Stays is a starting point for finding suitable accommodation, not a substitute for direct communication with a host
• Your booking is governed by the terms and conditions of the booking platform you use — not by Low Tox Stays

Section 6

Reviews.

Guest reviews submitted to Low Tox Stays are moderated before publication. By submitting a review, you confirm that:

• Your review is based on a genuine stay at the listed property
• The information you provide is accurate to the best of your knowledge
• You consent to the review being published on the listing page, which is publicly accessible

Low Tox Stays reserves the right to decline to publish any review that contains false, defamatory, or inappropriate content. We do not edit the substance of reviews.

Section 7

Intellectual property.

All content on lowtoxstays.com — including text, design, and the Low Tox Stays name and branding — is owned by Rachel Zinman trading as Low Tox Stays and is protected under Australian intellectual property law. You may not reproduce or use any part of this site without written permission.

Host listing content (descriptions, photos) remains the property of the host. By submitting a listing, you grant Low Tox Stays a non-exclusive licence to display that content on the platform for the duration of your listing.

Section 8

Changes to these terms.

We may update these Terms of Use from time to time. The date at the top of this page reflects when they were last updated. Continued use of the site after any update constitutes acceptance of the revised terms.

Section 9

Governing law.

These Terms of Use are governed by the laws of New South Wales, Australia. Any disputes will be subject to the jurisdiction of the courts of New South Wales.
